Expertise
The Challenge: A Dark, Unusable Attic Space
Like many homeowners in Valley Stream, this family was sitting on hundreds of square feet of wasted potential. Their attic was dark, cramped, and completely unusable as a living area due to the severely slanted roofline.
They desperately needed an additional bedroom and a quiet home office, but strict local zoning laws and their lot size didn’t allow for a massive first-floor extension. They needed to build up to get the space they required, but a full second-story addition exceeded their current needs and budget. They needed a strategic, cost-effective way to expand.
Solution
The TCR Builders Solution: Precision Framing & Maximum Headroom
They turned to TCR Builders to unlock the hidden value of their upper level. Building a custom dormer requires extreme structural precision, as it involves opening the house to the elements and altering the integrity of the existing roofline.
Our team managed the strict Nassau County building permits and executed a flawless, weather-tight roof modification. We engineered a custom dormer framing structure that drastically increased the ceiling height and walkable floor space. By installing high-efficiency windows and premium R-value spray-foam insulation, we transformed a sweltering, dark attic into a bright, climate-controlled sanctuary. Finally, we matched the roofing and siding perfectly, ensuring the new dormer seamlessly elevated the home’s original Valley Stream curb appeal.
